Our property team aren't a sales team, they exist to find space right for you and your company whether that's just a desk, an office, industrial unit or advising your not ready for premises yet.

Work space with flexible contracts.

Our industrial units vary in shape size and features. Units can include or exclude offices, toilets, gas, water, external access, windows, skylights and single-phase or 3-phase power.

You will rent your unit as an empty shell and it is up to you how you wish to furnish and decorate the space. We have a variety of tenanted units from colourful to plain, minimalist to intricate all used for different purposes, so you really can make your space unique to your needs. 

From dance studios, interior designers, gyms, photography galleries, cake bakers, producers to caterers… we really do home a variety of businesses under one roof.


Industrial Units FAQ's

Our units generally are listed as business use class:

4: Office (other than that specified under Class 2) Research and development of products or processes Light industry

5: General industrial (use for the carrying out of an industrial process other than one falling within the Class 4 (Business) definition)

6: Storage or distribution 

If your business use falls out with any of these a change of use may be required. Our property team will always discuss this with you when viewing a unit to ensure this is correct before moving in. 

While our spaces are generally quite plain, that doesn’t mean they have to stay that way. In fact, we encourage you to make yourself feel at home in your new office or studio. All we ask is that if you leave, you return the space to the same or better condition. Any major changes may need landlords consent and a building warrant. If that’s the case just ask the property team. 

We understand the importance of flexibility. We offer 12-month office leases and our property team are always on hand to discuss your options if your lease doesn’t suit your business conditions.  

In addition to your rent, you will pay a service charge, in total, these include buildings insurance, maintenance, use, upkeep and cleaning of common areas.
